Kitchens, baths, systems and roofs, and whether work was permitted.

What similar homes nearby actually sold for, not just what they listed at.
  • Current competition

The listings buyers will compare your home with this month.
  • Timing

How quickly you need to move and how the market is responding right now.
Valuation, appraisal or online estimate?

Three different tools

  • Comparative market analysis

An agent’s opinion of likely market value, prepared to plan a sale. This is what I provide.
  • Appraisal

A separate, formal report, usually ordered by a buyer’s lender during the mortgage process.
  • Online estimate

An automated figure from public records that cannot see condition, updates or layout.

Frequently asked questions

Home valuation: your questions

How do you estimate what my home is worth?

I prepare a comparative market analysis. It weighs recent comparable sales nearby, homes currently on the market that buyers will compare with yours, and your home’s size, layout, condition, updates and location. You receive a price range with the comparable sales behind it, so you can see how the number was reached.

Is a home valuation the same as an appraisal?

No. A comparative market analysis is an agent’s opinion of likely market value, prepared to help you plan a sale. An appraisal is a separate, formal report, usually ordered by a buyer’s lender during the mortgage process. Both look at comparable sales, but they serve different purposes.

Do I have to sign anything or commit to listing?

No. A valuation request is confidential and carries no obligation. New Jersey’s brokerage services agreement requirement does not apply when the services are limited to a comparative market analysis or broker price opinion. If you later decide to list, we would sign a listing agreement at that point.

Is my property tax assessment the same as market value?

Not necessarily. Your assessment is set locally for property tax purposes and may not match what a buyer would pay today. If you believe your assessment is unreasonable compared with market value, you may be able to appeal to the County Board of Taxation, generally by April 1, or by May 1 after a municipal revaluation or reassessment.

What information helps you prepare an accurate valuation?

The property address, the number of bedrooms and bathrooms, recent updates and when they were done, any work with permits, known issues, and your ideal timing. Photos help. If you share homeowners association or condominium details, I include those too.

Why might online estimates differ from your valuation?

Automated estimates rely on public records and statistical models. They often cannot see interior condition, recent renovations, layout, lot features or how a home compares with the specific listings buyers are touring right now. A local valuation accounts for those details.

Will the valuation tell me how much I will net from a sale?

A valuation gives you a likely price range. Your net proceeds also depend on your mortgage payoff, the Realty Transfer Fee the seller pays at recording, the Graduated Percent Fee on sales over $1 million, attorney and other closing costs, and, for nonresident sellers, the estimated income tax payment due at closing. Your attorney or title company confirms the final figures.

How often should I update my home value?

Whenever you are making a decision that depends on it: planning a sale or purchase, refinancing, budgeting a renovation, or reviewing your assessment. Markets move, so a valuation is a snapshot of current conditions rather than a permanent number.
